Normally, after the purchase contract is signed, a buyer has a specific number of days to have a home inspection done on the subject property.  At that point, you would call a home inspector and set up an appointment time for your inspection.  The inspector then verifies that all of the utilities in the home are working.  Frequently, the inspector will contact the agents involved to obtain security or access codes, etc.  On the day of the inspection, it is best that you or one of your representatives meet the inspector at the home and stay during the inspection.  After the inspection is completed, a written report is normally given to the buyer and the buyer's agent by the next business day.

A Building Specs inspection report includes a summary and priority report that makes it easy for the buyer and seller to understand and/or correct any problems identified during the inspection.  

How long does an inspection take?

This depends upon the size of the home.  However, normally, a Building Specs inspection takes on average 3 to 4 hours.

Does the inspection cover everything in the home?

Building Specs performs full structural inspections (some companies offer mechanical inspections which only cover the major mechanical portions of the home.)  Building Specs recommends the full structural inspection...what good is the heating/AC system if the house is falling down?

Is a seller obligated to repair everything found during the inspection?

No.  An inspection is simply a way to identify the condition of a home.  It is up to the parties involved to agree on any action, if any, will be taken as a result of the inspection.
